It estimates your 10-year returns by factoring in rental income, projected capital growth, and built-in expenses such as rates, insurance, and residents association. The returns are split into two sections which show cashflow and property value growth.
It assumes one fixed interest rate for the full 10 years and uses a custom capital growth rate which you can adjust. We recommend using a capital growth rate of 5% for properties in major cities, except Auckland, and Central Otago where we recommend using 6%.
You can change the purchase price, interest rate, weekly rent, and capital growth rates to test different scenarios.
